Mill River Crossing is comprised of 8 market rate units and 86 units of affordable Rental Assistance Demonstration (RAD) program family housing in New Haven, Connecticut: 30 one-bedroom, 53 two-bedroom, 8 three-bedroom, and 3 four-bedroom units. The multi-family project is a public-private partnership between Housing Authority of New Haven/Elm City Communities (ECC) and The Glendower Group, a nonprofit (501C3) development corporation at the forefront of leading the private sector market in affordable housing. With the goal to create, renovate, restore and construct affordable housing communities in a safe environment that residents can feel pride in, The Glendower Group brought Mill River Crossing into its redevelopment portfolio in 2016.
One of the most crucial decisions in any multi-family project is the flooring. Chris Courtenay of Apollo Distributing Company worked with Glendower and ECC to place nearly 100,000 square feet of Aspecta Five flooring throughout Mill River Crossing – hallways, public areas and residences – based on its style, performance and longevity.
“We were interested in changing the aesthetic for affordable housing. Aspecta products have given us a desired look with the durability and warranty to ensure the long-term viability of our development. Aspecta is a company which has a great record in terms of sustainability and diligently worked with our organization.”

“The team behind the Mill River Crossing development, which had previously specified Aspecta, were looking for the most durable product on the market at a reasonable cost for this project.
They loved the design, patterns and the breadth of the line, in addition to the ease of installation. But most important was the 28 mil construction, something that would truly hold up over time. It was an unusual choice for the multi-family market, which routinely specifies 6, 8 or 12 mil products. Often tenants can wear lesser flooring down to the bare floor, so they took the long view with Aspecta. The 25-year warranty and 28 mil wear layer were the major factors in specifying Aspecta Five for Mill River Crossing, beyond its superior aesthetics. They were looking for best product available, and we have it.”
